How Long Does Exterior Paint Last in Northern California?

By MoonDance Painting·April 8, 2025·5 min read

Exterior paint in Northern California faces a unique set of challenges — coastal moisture, UV exposure, and temperature swings. Here's what you can realistically expect from a quality paint job in Marin and Sonoma Counties.

One of the most common questions we hear from Marin County and Sonoma County homeowners is: "How long will this paint job last?" It's a fair question — exterior painting is a significant investment, and understanding the realistic lifespan of your paint helps you plan and budget accordingly. The honest answer depends on several factors specific to our Northern California coastal environment.

The Northern California Climate Challenge

The Bay Area's climate is famously mild, but "mild" doesn't mean easy on exterior paint. Our coastal environment presents a specific combination of stressors that can shorten paint life compared to drier inland climates:

  • Marine moisture and fog: The persistent marine layer in Marin County keeps exterior surfaces damp for extended periods, which can cause paint to blister, peel, or allow mildew growth — especially on north-facing walls that dry slowly.
  • UV exposure: Despite the fog, Marin and Sonoma Counties receive significant UV radiation, particularly in summer. UV rays break down paint binders over time, causing fading and chalking.
  • Temperature cycling: The 30–40°F temperature swings between morning fog and afternoon sun cause wood siding to expand and contract repeatedly, stressing the paint film and eventually causing cracking.
  • Salt air: Homes within a few miles of the bay or ocean face additional salt air exposure, which accelerates corrosion on metal surfaces and can degrade paint adhesion on wood.

Realistic Paint Lifespan by Surface Type

Given these conditions, here's what homeowners in Marin and Sonoma Counties can realistically expect from a professionally applied exterior paint job using premium materials:

  • Wood siding: 7–10 years with proper preparation and premium paint. Homes in high-moisture or high-UV areas may see 5–7 years.
  • Stucco: 10–15 years. Stucco is more forgiving than wood and holds paint well when properly primed.
  • Fiber cement siding (HardiePlank): 10–15 years. Fiber cement is dimensionally stable and doesn't expand/contract like wood, which significantly extends paint life.
  • Trim and fascia: 5–7 years. Trim takes more direct weather exposure and typically needs repainting before the main body of the house.
  • Decks and fences: 3–5 years for solid stain or paint; 2–3 years for semi-transparent stain.

The Single Biggest Factor: Surface Preparation

In our experience, the quality of surface preparation accounts for roughly 80% of how long an exterior paint job lasts. A premium paint applied over poorly prepared surfaces will fail in 3–4 years. A mid-grade paint applied over meticulously prepared surfaces — power washed, scraped, sanded, primed, and caulked — will last 8–10 years.

Our preparation process includes power washing all surfaces, hand-scraping loose paint, sanding rough edges, replacing damaged wood, applying a penetrating primer to bare wood, and caulking all gaps and seams before any topcoat is applied. This process takes longer and costs more than a "spray and go" approach — but it's the difference between a paint job that lasts a decade and one that starts peeling in three years.

Paint Quality Matters Too

We exclusively use Benjamin Moore and Sherwin-Williams exterior paints — specifically their premium lines like Benjamin Moore Aura Exterior and Sherwin-Williams Emerald Exterior. These paints contain higher concentrations of binders and pigments than budget alternatives, which translates directly to better adhesion, UV resistance, and moisture resistance. The price difference between a premium and budget paint is typically $15–25 per gallon — a small fraction of the total project cost, but a meaningful factor in longevity.

Signs It's Time to Repaint

You don't need to wait for visible peeling to repaint. Watch for these early warning signs: chalking (a powdery residue when you run your hand along the siding), fading that makes the color look washed out, hairline cracking in the paint film, or any areas where the paint has lost its sheen. Catching these signs early and repainting before the paint fails completely will protect your wood siding and save you money on more extensive repairs down the road.

If you're not sure whether your home is due for repainting, schedule a free walkthrough with our team. We'll give you an honest assessment and a detailed estimate.
